UNIT COUNT: Prefer 200+ units; will consider less for urban and dense infill locations. 
ASSET
QUALITY:
 
Class A-, B and C properties, typically 8 to 40+ years old.  
DEAL SIZE: $25MM to $100MM preferred for individual assets; portfolios prioritized 
ACQUISITION FOCUS: Properties under-performing due to deferred maintenance, poor management execution and/or in need of cosmetic or major rehabilitation. 
PREFERRED MARKETS: Dallas-Ft. Worth, Austin, San Antonio, Houston, and select Texas secondary markets. Charlotte, Raleigh, Nashville, Tampa, Orlando and select secondary markets in the Southeast.
